Commercial RTUs should be professionally serviced at least twice per year - once before cooling season and once before heating season. High-use units, or units on a dusty roof or near a kitchen exhaust, may need quarterly maintenance. Regular service prevents breakdowns and extends equipment life.
Common RTU cooling failures include low refrigerant from leaks, dirty condenser coils, failed compressors or condenser fan motors, economizer malfunctions, broken belts, and control board or sensor issues. We diagnose the actual cause before replacing parts so the repair fixes the problem.
